Project Summary

The Carpenter Dental office was constructed in 2009 for Dr. Chad Carpenter. Rangel Construction competitively bid for this project against two other local general contractors. After winning the initial bid, Rangel Construction was told that the project cost was over the available financing. Basically, the appraised value was significantly less than the actual cost. The owner and designer were in agreement that the construction cost was fair, reasonable, and competitive. Therefore, it was determined that working with Rangel Construction to re-design the construction plans was the best strategy. In the end, several cost-saving design changes were recommended and pursued, including the repositioning of the building, and a single-level design with a crawl space for future access to dental piping systems.

The Carpenter Dental building is wood framed, sitting on a standard frost foundation system. The building’s exterior wall/envelope system consists of fiber-cement siding, EIFS, masonry, asphalt shingles, and aluminum-framed doors and windows. Interior finishes consist of carpet, ceramic tile, vinyl plank flooring, wall vinyl, paint, custom cabinetry and countertops, and designer wood doors.
